We’re glad to share an update on one of our most visible recent projects, a full exterior renovation and interior tenant improvement at Mission Oaks Annex, an 80,000 square foot shopping center on El Camino Real in Atascadero. If you’ve driven through town recently, there’s a good chance you’ve already seen it. Mission Oaks Annex is a familiar stop for most locals, anchored by Big 5 Sporting Goods, Grocery Outlet, Dollar Tree, Subway, T-Mobile, and Wing Stop.
Serving California’s Central Coast since 1997, Central Pacific Construction has built its reputation on commercial renovation, tenant improvement, and restaurant construction throughout San Luis Obispo County. This project brought that same experience to one of Atascadero’s most recognizable retail centers, with work that touched nearly every part of the property.
A Full Exterior Restoration
Many of Atascadero’s retail buildings share the Mission and Spanish-influenced stucco construction common across the Central Coast. That style holds up well over the years, but original exterior coatings and elastomeric paint tend to age unevenly after two decades or more, cracking and leaving stucco exposed underneath. That’s exactly what our crew found at Mission Oaks Annex.
The exterior scope covered the entire property, not just a single storefront:
- Removed multiple layers of aged elastomeric paint from every exterior wall
- Repaired deteriorated stucco sections throughout the property
- Removed and replaced rotted decorative roof rafters with new ones
- Applied a new stucco skim coat with a light hand texture
- Repainted the walls, walkway ceiling lids, exposed wood members, and decorative rafters
- Repaired and repainted the stucco on the property’s monument sign
Tenant Improvement: The Former Big Lots Space
Alongside the exterior work, our team also handled the interior tenant improvement for the vacant former Big Lots space, preparing it for its next tenant:
- Removed the steel merchandise racks bolted to the slab foundation, including the embedded anchor bolts left behind
- Replaced ceiling tiles throughout the entire space
- Repaired the existing fire sprinkler system in the fire riser room
- Completed extensive drywall repairs
Renovating a Property That Never Closed
One detail worth calling out: this entire renovation happened while Mission Oaks Annex stayed open and its tenants stayed in business. Coordinating scaffolding, lifts, materials, and crews around a shopping center that customers are actively using every day takes a different kind of planning than a ground-up build or a vacant remodel. It’s a challenge our team has taken on across a number of occupied commercial properties throughout San Luis Obispo County.
The Finished Result
The result is a shopping center that looks the way locals remember it looking years ago, and one that’s ready to serve the community for years to come.
